However, the key purpose of this act was to save people from losing their house either it rented or their own. The federal government offers a well organize financial package to homeless peoples, from where they are able to pay their rent dues as they pay before COVID-19. However, if any homeless person is not able to pay their dues, they need to discuss it with homeowner. In most cases tenants are more affected then homeowner due to the current situation of the economy. According to act 2020, it is the primary responsibility of the owner to cooperate with the tenants, if they are unable to pay due amount of rent. However, tenants need to speak their problem with their owner at the first stage. This act is facilitating both the parties, as per act both par both parties signed an agreement at an early stage in which tenants will be paid their rent in installments, no need of make full payment at once, while home owner gets their full payment after some time period no need of compensation to their tenant.

The notice must be issued six months before taking any action against the tenant. However, homeowner or lenders need to wait at least six months. Moreover, when the notice will be expired homeowner have no right to ask to the tenant leave their house without any legal order. Due to the existing suspension is ongoing on this type of issue till 22 September ,2020, the house owner or lender are not able to take any legal action till 21st of September. Which means homeowner, public or private lander have no right to ask the tenant for payment or move from their place.
